Have you noticed that lately, offering a freshly painted, clean, and well-maintained rental home is not enough?

Tenants are looking for more, and rental property owners are adapting or struggling to find tenants.

The rental market in Orlando, Florida, has seen significant shifts in recent years. As the city grows and attracts new residents, renters’ preferences and expectations are evolving. These changes are not just a result of the usual economic cycles or local factors but reflect more prominent trends in housing, technology, and lifestyle preferences. As a rental property owner, staying ahead of these shifts is crucial to ensure your rental properties remain competitive and appealing to potential tenants looking for homes.

At Homevest Management, we have been studying the key factors driving changes in renter demands. We’re here to offer practical tips on how property owners can adapt to these shifts. Whether you’re managing a single-family home, a multi-family unit, or vacation rentals in the Orlando area, understanding these trends will help you meet renters’ expectations and maintain a strong position in the market.

The Rise of Remote Work and Flexible Living

Remote work has fundamentally altered how people view their living spaces. Before the pandemic, renters often prioritized proximity to their workplaces. Commuting times played a significant role in choosing a neighborhood or apartment. But now, as remote work has become a permanent fixture for many professionals, the emphasis on location has shifted.

Many renters in today’s market no longer need to live near their office, which opens up opportunities for landlords to target a broader range of potential tenants. Many renters are looking for homes that provide an effective workspace within the property. In fact, home offices, or at least areas where renters can work comfortably, have become a necessity for many individuals and families.

What property owners can do:

• Offer home office space. If your property doesn’t already have a dedicated office space, consider making adjustments. Even a small, quiet nook can be a selling point.
• Promote your properties’ flexibility. Highlight features that allow for flexible living arrangements, such as extra bedrooms, open floor plans, or large living rooms that can be transformed into workspaces.
• Provide high-speed internet access. For many remote workers, reliable internet is the top priority. If your property includes internet, ensure it’s a high-speed service accommodating modern work needs. If it’s not included, consider working with local service providers to offer this as an optional add-on. While this might typically be something you expect tenants to set up for themselves, meeting the demand for immediate connectivity could set you apart and attract better tenants.

Wellness Trends: An Increased Focus on Health and Safety

Today, renters are placing greater importance on cleanliness, air quality, and overall safety in their homes. Health-conscious renters are more inclined to select properties with features like HEPA filters, advanced air circulation systems, and germ-resistant materials in common areas and bathrooms.

Additionally, renters are more aware of their living spaces’ impact on their physical and mental well-being. Properties that provide access to green spaces, natural lighting, or outdoor areas are becoming more attractive.

What property owners in the Orlando area can do:

• Upgrade air filtration systems. Installing HEPA filters or improving HVAC systems can make your property more desirable. If possible, consider upgrading the air purification system.
• Create outdoor spaces. If your property has a yard or access to outdoor space, highlight this in your listings. Creating small outdoor spaces for relaxation or gardening can attract tenants who value outdoor living.
• Focus on cleanliness and maintenance. Ensure that all areas of your property are well-maintained and cleaned. If your property is multi-unit, consider implementing regular cleaning protocols to ensure that common areas are safe and hygienic.

Technological Integration and Smart Features

The integration of innovative technology in rental properties has grown in recent years. Renters are looking for properties with tech-enabled features that enhance convenience, security, and energy efficiency. Common smart features that tenants are looking for include:

• Smart thermostats that adjust to their habits and help save on energy bills.
• Smart locks that offer keyless entry and improved security.
• Innovative lighting systems that can be controlled remotely.
• Home security systems that provide peace of mind.

Renters, particularly younger generations, are increasingly tech-savvy and appreciate properties that align with their digital lifestyles. These features improve the quality of living and contribute to sustainability efforts.

We recommend that you invest in innovative tech for your rental home. Upgrade your property with smart thermostats, lights, locks, and home security systems. While these upgrades may require an upfront investment, they can significantly increase your property’s attractiveness and rental value. Advertise tech features in your listings. Be sure to emphasize any smart technology in your marketing materials. Potential tenants may be willing to pay a bit more for these devices’ convenience and security.

Energy efficiency is another good idea. Many smart devices can help tenants save on utilities, which is a huge selling point. Highlight these energy-saving features, such as smart thermostats and energy-efficient appliances.

Desire for Sustainability and Green Living

While we’re on energy efficiency, let’s talk about sustainability. That word gets tossed around quite a bit, but it’s not precisely a trendy concern for eco-conscious renters anymore. It’s becoming a standard expectation, leading to better business. Today’s renters are more environmentally aware than ever before and are increasingly seeking out properties that align with their green values. This includes properties that:

• Use energy-efficient appliances and systems.
• Have water-saving fixtures like low-flow shower heads and toilets.
• Built with sustainable materials.
• Include recycling programs or composting services.

In Orlando, where warm weather can lead to higher energy consumption, renters are particularly interested in homes that help minimize their environmental footprint while reducing utility bills.

Smart rental property owners are willing to invest in green living, even incrementally. Switching out your rental home’s light bulbs is an excellent first step.

Preference for Pet-Friendly Properties

The number of renters with pets has grown, and Orlando’s large rental market is no exception. Many people now consider pets family members, and renters are increasingly unwilling to settle for properties that don’t accommodate them.

As pet ownership increases, pet-friendly amenities like dog parks, walking trails, or pet washing stations can be powerful selling points.

What property owners can do:

• Make your property pet-friendly. Consider removing or revising pet policies that limit tenants from owning pets. If possible, provide amenities for pet owners, such as dog parks or dedicated pet washing stations.
• Charge a pet deposit or pet rent. Many landlords charge a pet deposit or additional rent to cover potential damage caused by pets. This can be an additional revenue stream while making your property more attractive to pet owners.
• Market to pet owners. Ensure your pet-friendly policy is clearly stated in your listings and marketing materials. Pet owners will likely be drawn to your property if they see it as a welcoming place for their furry companions.

Growing Demand for Convenience and Amenities

Renters in Orlando and the surrounding areas seek convenience and easy access to amenities that simplify their lives. They are increasingly looking for properties that offer services such as:

• In-home or in-unit laundry.
• Access to fitness centers, pools, and community gathering spaces.
• Proximity to grocery stores, restaurants, and public transport.
• Online rental payments and maintenance requests.

While some of these amenities may seem basic, the convenience of having them close by—or even on-site—greatly influences a renter’s decision.

What property owners can do:

• Enhance property amenities. If your rental is part of a multi-family building or community, consider adding amenities like a gym, pool, or common lounge area. These features can help your property stand out. If you’re renting out a single-family home, see what you can do to provide additional features such as a fire pit in the backyard.
• Advertise nearby conveniences. If your rental is close to public transportation, shopping centers, or recreational areas, highlight these features in your listings. Renters are drawn to properties that are located in convenient, well-connected neighborhoods.
• Offer flexible leasing options. Consider offering flexible lease terms, such as month-to-month or shorter-term leases. This can appeal to renters looking for temporary or flexible living arrangements.

The rental landscape in Orlando is evolving rapidly, driven by factors such as remote work, technology integration, sustainability concerns, and shifting lifestyle priorities. To stay competitive, Orlando landlords need to update their properties and marketing strategies to adapt to these changing renter demands.

Landlords can attract a broader range of tenants by incorporating innovative technology, offering pet-friendly policies, prioritizing sustainability, and investing in health and wellness features. Additionally, enhancing convenience with on-site amenities and promoting flexibility in lease terms will help property owners meet the growing expectations of today’s renters.

As our rental market continues to grow and diversify, staying ahead of these trends will help you maintain long-term success in the competitive rental market.
