Basic Qualifying Criteria
Our basic qualifying criteria is outlined below and please speak directly with your property manager to discuss additional terms that may exist with the home you are interested in renting.
Basic Criteria
- Gross monthly income is 3 times the rental amount per household
- Ability to move into the property within 30 days in most cases
- No evictions will be considered
- Desire to live in the home for at least 12 months, unless otherwise agreed
- Pass a credit, background and reference check
- Pet breed restrictions may apply and are subject to the owner’s discretion
Associated Fees
- Application Fee: $100 per person over 18 that will be living in the home
- Lease Preparation Fee/Account Activation: $200 per household, one-time, non-refundable.
- Security Deposit: Typically, equal to one month’s rent. May vary based on property.
- Pet Fees: $150 refundable additional deposit per pet (at owner’s discretion) and also a $200 non-refundable pet administration fee.
